What the law says
The Gas Safety (Installation and Use) Regulations 1998 require an annual gas safety check on every gas appliance and flue in a rented property. The certificate must be served on the tenant within 28 days. A missing CP12 voids a Section 21 notice and risks a £6,000 fine plus criminal prosecution.
