Is a Legionella Risk Assessment legally required?

Under the Health and Safety at Work Act and ACOP L8, landlords have a duty to assess and control the risk. For most domestic rentals it's a simple written assessment, not a lab test.

Why is my insurer asking for it?

Because absence of a written assessment is the easiest reason to decline a claim. They want a dated PDF on file.

Do you take water samples?

Not for standard residential lets — that's overkill. For HMOs with shared tanks or stored water, yes.
